As an alternative to complete tear off and replacement, fluid-applied coatings for commercial flat- and low-slope roofs are to be applied over existing roof systems that are nearing their end of life or coming out of warranty.
BENEFITS OF FLUID-APPLIED ROOF COATINGS:
- Cost savings: compared to replacement, roof coatings can save up to 75% of installation costs
- Sustainability: if coated, existing roofing materials are not otherwise condemned to landfills
- Warranty: transferable, no dollar limit warranties—owned by the manufacturer—are offered up to 20-years
- Energy savings: reflective in nature, a white roofing system can reflect up to 65-75% of the sun’s visible rays (in comparison to the 10% reflectivity of black roofs)—thus saving on energy consumption
- Maintenance: JC Toland can inspect, maintain and affirm coatings are in sound condition year after year
FLUID-APPLIED ROOF COATINGS & JC TOLAND
The science behind fluid-applied roof coatings has been developing over the past few decades. And the innovation and discovery within this new field has led to a variety of increasingly successful products. The importance of selecting the right product per roof type and condition cannot be overstated. Research and development conducted in the fluid-applied coating industry brought about a core understanding which all reputable manufacturers share—there are no one-size-fits-all coating solutions that apply to all roof types. For example; metal low-slope roofs require different coatings than EPDM flat roofs, which require different products than TPO membrane roofs, etc. However—as proven through extensive lab and field tests by the manufacturers developing roof coatings—most commercial roof substrates are eligible for fluid-applied coatings (pending the condition of the substrate). It is the result of fluid-applied manufacturers and installers optimizing their products and performance that commercial fluid-applied coatings have become increasingly popular amongst building owners nationwide.
There are many manufacturers who have developed their own lines of fluid-applied systems. To affirm we would be able to provide our customers with the best products with the best warranties, we had to do our due diligence. JC Toland surveyed the fluid-applied market, conducted interviews, and compared the offerings of a number of suppliers. After much deliberation, we selected a manufacturer who has; a presence of local representatives, top-of-the-line products, revered warranty offerings, and a long-standing reputation of knowledge and experience in the roofing industry.
JC Toland’s in-house Project Manager, Zach Huntley, is our expert in this field. He was involved from the beginning, vetting suppliers, and establishing relationships with experienced industry professionals. Additionally, he is certified as a Level I Infrared Thermographer, with the ability to conduct qualitative roof evaluations to determine where moisture is trapped in flat roof membranes.
