Project Details

The Alchemilla Condos project involved extensive exterior painting and surface preparation to refresh the property's appearance while providing long-term protection against the elements. JC Toland Painting was happy to complete a comprehensive exterior repaint, covering everything from siding and trim to wood decking, garage doors, and covered porches.

Before painting began, our crews completed a thorough cleaning process, including power washing and treating surfaces with trisodium phosphate (TSP) to remove dirt, buildup, and other contaminants. Surface preparation also included scraping loose paint, priming exposed wood, filling nail holes in siding and shakes, and removing and replacing existing caulking to help prevent water penetration. Once preparation was complete, our team applied two coats of premium Sherwin-Williams Duration or Emerald paint with a satin finish. Our painting scope included siding, shakes, soffits, trim, wood decking, pillars, garage doors, and previously painted windows. The project also extended to the interior-facing surfaces of covered decks and porches to provide a consistent finish throughout the property. With multiple elevations and hard-to-reach exterior surfaces, the project required the use of specialized aerial equipment, including 65-foot and 135-foot lifts. These lifts allowed our crews to safely access elevated areas and complete painting and preparation work across the building's exterior. Exterior painting projects like Alchemilla Condos require more than simply applying a fresh coat of paint. Proper cleaning, surface preparation, caulking, and product selection all play an important role in protecting building materials from moisture, weather exposure, and everyday wear. From detailed surface preparation to the final coats of paint, JC Toland Painting's work at Alchemilla Condos focused on improving the property's exterior appearance while providing a durable, protective finish designed to withstand Iowa's changing seasons.
